The U.S. Census - Diversity in St. Augustine and Evidence of Gentrification

St. Augustine has changed...and St. Augustine is still changing. 

To anyone, who lives in Lincolnville, or used to live in Lincolnville, the 2020 U.S. Census data show what they already know. Lincolnville, the historic area founded by freed slaves, has changed color.

Anything immediately below the St. Augustine caption is Lincolnville. To those of you new to St. Augustine, 25 years ago that area was mainly an African American area of town with many black-owned shops.






The current area of historic West Augustine is west of the St. Augustine caption below.

Many Lincolnville residents moved west, when rents, property values and property taxes increased.

West Augustine is currently undergoing some of the same gentrification changes, and it sure will be interesting to see what the West Augustine census map will look like ten years from now. 

As of 2021, it is difficult to find anything affordable to rent, some homes are selling for $100,000 more than they sold for 5 years ago, and property values and taxes are rising rapidly.
